What is Buying & Selling like this June?

June is typically the last busy month before the summer lull, so if you’re looking to move this month, here’s what you can expect in the current market.

For the Buyers

The biggest reason for June being a busy month for buyers is the fact that homebuyers with kiddos like to make a move and be settled by the upcoming school year, which is why late Spring is such a hot season as well. However, keep in mind that there will be more competition that you will be facing, so it’s best to be prepared to take action. On the other hand, this is also a time where more sellers will list, so there’s a great balance. As an article from Bankrate says:

Late spring and early summer are the busiest and most competitive time of year for the real estate market. There’s usually more inventory listed for sale than other times of year . . . This is a double-edged sword for a buyer, as you will be met with more opportunities but [also] much more competition.”

With increased competition, it is extremely important to work with a trusted real estate agent like Jim Slater who will have your back to get you the quickest updates, find you the perfect home, and negotiate the best deal for you. Jim has worked in all markets with some of the toughest competition and his expertise will be sure to guide you to make the best decisions. As Forbes says:

Approaching the market confidently, armed with good information and grounded expectations will take you far. Don’t let the hustle of the market convince you to buy something that’s not in your budget, or not right for your lifestyle.”

For the Sellers

For obvious reasons, because there are more buyers this time of the year, it makes a seller’s life easier. Due to the high motivation of buying before the next school year and with things coming down to crunch time moving into the summer, you have increased chances of receiving stronger offers. According to the National Association of Realtors (NAR):

“Warmer weather and the end of the school year encourage more people to buy and sell, respectively. Buyers are looking to move and settle before the new school year begins, contributing to increased competition and, consequently, higher prices.”

Once again, Jim Slater specializes as a high-end listing agent with 30 years of experience. He knows the psychology of buyers and what they are looking for, and knows how to present a home in the best possible manner, beginning with photos and online presence, or as he calls it, “the first showing”. From there Jim will be there to be sure you are receiving and accepting a fair and the best offer, and explain to you all the differences in each contract and negotiate on your behalf.

Bottom Line

If you’re looking to make a move this June, give Jim a call so you know what to expect and can get things rolling. We’ll come up with a plan that factors in current market conditions, but still works for you and your goals.
