What Renovations Should I Do Before Selling My Home This Year?
Looking to sell in 2025? Let’s get your home prepared for the market. In today’s market, people are looking for a turn-key (move-in ready) home, with high inflation, the cost to fix up a home unfortunately isn’t in the majority of buyers today’s budget. If you’re looking to get top dollar for your home and have it sold in a timely manner, you want it looking its best. But we understand that these high costs also affect sellers as well, which makes the key to preparing your home focusing on the overall visual appeal, and avoid going overboard on large projects.
So where should you start? We recommend the exterior. The better the curb appeal, the more buyers you are likely to attract into your home, which increases the odds of multiple offers (every seller’s dream!). For the best ROI and visual appeal, replacing your garage doors and/or front door has the best results, with a positive, sometimes doubled ROI. Another way to spend your money that will never go to waste is on landscaping, including upgrades and maintenance. The sharper the home looks, the better.
When it comes to the interior of your home, spend your money on flooring, carpets, paint, and the small features of your home. We will always recommend a fresh coat of a high-demand and quality neutral paint for the whole home, replacing carpets, and refurnishing hardwood floors if needed. The other way to quickly upgrade the visual appeal of your home is to upgrade the “jewlery” of your home. The jewelry includes all light fixtures and hardware, like cabinet and drawer handles, door knobs, faucets, etc. and replacing misc. accessories like toilet seats, mirrors, or shower rods. Focusing on the scent of your home and getting your home deep cleaned are two more things we always recommend to our sellers. Lastly, decluttering your home and designing each space to appeal to a general crowd (“staging”), versus your own personal preference, can always help. If you plan to move before selling, it is always a good idea to invest in staging your home if it will be empty.
Overall, skip the large renovations to your kitchens, bathrooms, bedrooms, etc. You should do these larger projects only if you are doing them to fit your personal needs and style and plan to live there for a while yet, as the ROI is rarely even close to positive. If any room needs some minor upgrades that will affect the visual appearance of your home, you could invest in those for a better ROI, like painting cabinets.
