5 Things a Real Estate App CAN’T Do

  1. Develop a personal relationship: Real estate is a relationship business. In order to anticipate a successful and positive outcome, real estate agents go above and beyond in order to establish a relationship with their clients. The relationship gained through an immense amount of time, attention and effort given by an agent to each client is simply irreplaceable by an app.

 

  1. Provide Guidance Along an Uncertain Path: When in the process of buying or selling a home, there are many obstacles that may arise that an electronic app will not be able to solve or detect. Rarely is there a real estate transaction that falls under the “cookie-cutter” or simple category. A real estate agent has learned many tips and tricks in order to make buying/selling a home a relatively smooth process, despite some bumps in the road like an unexpected leak or foundation crack discovered in an inspection. An electronic app does not have the experience in order to detect those sorts of issues or know how to deal with them in an appropriate manner.

 

  1. Answer Your Phone Calls or Questions at Any time: An electronic app is automated- therefore it is subjected to the potential of unexpected shutdowns, glitches, and hacks. These potential issues can threaten the security of the transaction; which is extremely important since buying a home is one of the biggest purchases in life. Commitment is something that can be provided to you through having a real estate agent. This agent will work around the clock, even answering phone calls in the middle of the night, in order to ensure that you are able to get the home of your dreams for the best price possible.   1. Negotiate: As much as real estate is a relationship business; it is also a business that requires a lot of negotiation. An app lacks the ability to negotiate on all areas that the real estate industry requires- pricing, property included in the sale, closing costs, etc. A qualified agent has the ability to draw on past experiences and tools that they have learned over the years to negotiate the best deal for their clients.

 

  1. Have “Street Smarts”, Not Just “Book Smarts”: An app may have computerized knowledge – basic facts and statistics – but what it doesn’t have is the ability to draw on years of experience for guidance or knowledge. An experienced agent who has been in the real estate business for many years is able to take what they have learned in the past – what works well, what doesn’t work well, how they can make a process easier, how they can negotiate the best deal – and apply it to any of their transactions. This knowledge is extremely valuable and simply cannot be recreated by an app.
